Tract B offers 152± acres of productive ranchland near Temple in Cotton County, Oklahoma. The property features native and improved pasture, dependable livestock water, established fencing and convenient access from both State Highway 5 and County Road N2680.
The tract includes approximately one-half mile of frontage along State Highway 5, with additional county road frontage along the western boundary. The live land auction will be held Tuesday, August 18, 2026, at 10:00 AM at the Cotton Electric Community Center, 308 N Broadway, Walters, Oklahoma. Property tours are available by appointment. A 10% buyer’s premium applies, the sale includes surface rights only, and buyers are responsible for completing their own due diligence.
Separate Online Equipment and Personal Property Auction: Equipment and personal property from the estate will be offered through a separate online-only auction running from August 4 through August 18, 2026, with bidding closing at 6:00 PM Central on August 18. This online auction is separate from the live land auction.
